Bathroom Renovation Reveal




This renovation was supposed to happen several years ago after we first purchased our home. There was a major leak under the bathtub and HVAC closet. We meant to have it fixed right away…but life happened and 10 or so years later we finally got started! 

Our bathroom renovation could not begin until we relocated our existing HVAC system.The closet where this was housed was eating away a lot of square footage in the bathroom. It has leaked over the years and the floor and sub-floor was rotted. My husband built a new closet to house the HVAC system in another room that we currently use as a office. We then hired an HVAC company to relocate our central unit and re-duct our entire heating and air conditioning system in the attic which has been more way efficient. Our old duct work was under our house with vents in the floor, and had been there since our house was built back in the late 70's.. 


We made a bathroom plan on how we could utilize the most of the space with our newly added square footage from the HVAC closet space that was gained. We then hired a contractor to do the majority of the work. They begin demo, which took several days, because it had to be completely gutted! Everything was completely rotted! Everything was to be re-constructed, even the seals and joists due to the HVAC and tub leaking over the years. This part was the most expensive, but very important to have brand new bones put in place.


Here are a few before pictures. As much as I loved the blue stripe flowery wallpaper, it was time for it to go! The space was tight, with a small door and a narrow space to walk between the edge of the counter and HVAC closet. It functioned ok for the years we used it, but it surely needed a makeover.

Demo started on January 16, 2018 and wrapped up on February 12, 2018. When designing this space, we wanted it as handicapped accessible as possible for resale purposes should we ever sell and the fact that we aren't getting any younger. That included opening the door way to 36" as well as having plenty of open floor space. We decided to keep the window for extra light so that limited the placement of the tub due to the fact that I wanted a tub surround instead of going back with a tile surround like before. The vanity is tucked into the corner behind the tub wall as to bring you in and around to the focal point as entering. The placement of all the necessities (tub, vanity, toilet) are definitely out of the ordinary, but it is working.

PAINT COLORS

The paint is from Sherwin Williams.  The wall color is Repose Gray SW7015 in Duration Home Semi-Gloss and the trim, door and linen cabinet is Extra White SW7006 in Pro Classic Semi Gloss.

CEILING

For the ceiling, I decided to add a rustic touch of wood to the space. I loved the look of a shiplap ceiling so I went with beadboard panels. I used Minwax Golden Oak Interior Stain and sealed with Polycrylic Semi-Gloss.





VANITY

For the vanity, and to save some big bucks in our budget by not having to purchase a pre-built vanity and counter top, I found this antique vanity. It was in great shape, real wood and the size was perfect for the space. I used Maison Blanche lime paint in White Pepper to get the look I wanted and sealed 3 times with Polycrylic Matte to withstand the water elements this space would endure. My inspiration for this piece came from Jenna Sue Design! My husband manipulated the vanity drawers to accompany the plumbing for the sink.

SINK and FAUCET

The vessel sink is from Kraus and came from Decor Planet. It is the KCV-121 White Ceramic 18 3/4" Rectangular Single Bowl Vessel Bathroom Sink.
The faucet is from Fresca and came from Decor Planet. It is the FFT9162CH Fiora Single Hole Vessel Mount Bathroom Faucet in Chrome.
The vanity mirror is the Umbra Oversized Hub Mirror.
The vanity light is from Millennium Lighting. Its the Neo-Industrial Satin Nickel 9x24.5 inch Three Light Vanity Fixture.

FLOORING

For the flooring and backsplash, we used Style Selections Leonia Silver Porcelain Floor Tiles from Lowe's in a herringbone pattern with 3/16" grout line in Light Pewter. The mortar used was TEC Skill Set Porcelain 50-lb Gray Powder Polymer-Modified Thinset Mortar.

TUB

The bathtub is from American Standard. It is the 60-in Artic Skirted bathtub with left-hand drain in white. The Faucet is from Delta and is the Foundations Chrome 1-handle bathtub and shower faucet with valve. The tub surround is from American Standard and is the High-Impact Polystyrene Bathtub Wall Surround in White all from Lowe's.

LINEN CABINET

The linen cabinet was made by our contractor and it looks small, but it is actually built into the wall and positioned in between the studs. This particular wall is a 8"wall instead of the normal 4". By utilizing the area in between the studs, we gained lots of extra space that otherwise would have been wasted.
